Buyers Inspection In both
new and older homes, the best way to ensure that you are well informed about the strengths and weaknesses of a property is

Sellers Inspection Whether you are selling your home on your own or
using a realtor, it’s always a prudent idea to have a professional home inspection. Knowledge is power. All homes have
strengths and weaknesses: we can help you answer how serious the problems are and which may need immediate attention and which
can wait. The more you know about your home, the more prepared you will be for negotiation during the sale of your home.

Construction
Inspection In a new home, the quality of construction is often not what it used to be some years ago, therefore
many buyers have independent reviews of their properties during various stages or phases of the construction process, including
foundation/slab, framing, and final inspection. This relatively inexpensive inspection protects your purchase, prevents unpleasant
surprises, and ensures the quality home that you’ve dreamed about. See our Inspection Overview for more details. Warranty
Inspection Most builders provide a one-year warranty for new construction. Generally during this period of
time the buyer develops a "punch list" of corrections for the builder to repair under the warranty coverage. Some
defects will not be obvious to the untrained eye. It is prudent to obtain our home inspectors list of items that will most
likely be repaired by your builder at no cost to you prior to ownership. You will be reassured knowing that potential problems
were addressed before they grew into something that could cost you a great deal down the road.
Condos
and Townhouses All Condos and Townhouses are treated the same as all house inspections and inspected in the
same manner. Not only is the interior of the Unit inspected, but all the exterior and common areas are inspected, as well,
where readily accessible. The roof, exterior cladding/siding, decks/porches, windows, garages (where applicable), etc. Many
Home/Building Inspection companies do not provide this service.
The only limitations in some buildings would
be accessibility to the roof if the building is too tall for standard ladders or the Building Association/complex does not
provide roof access. Although these areas are considered Common areas and may not affect you directly at this time,
assessments can be placed on the homeowners if problems arise.
Most homeowners are told about common expenses (roof
replacement) and standard maintenance, but sudden and unexpected dues and assessment may occur when it is discovered that
the Building’s exterior needs replacement (siding, decks, etc.) without any warning. A complete inspection of the Unit
and Building may reveal future expenses and help with the home buying decision.
Environmental Hazards Our job as your professional home inspector is to alert you, to the extent possible, to unknown problems and potential environmental
