The Inspection Report is a computer generated
bound report, completed On-Site. A customized inspection report, geared towards your house will be prepared during
the inspection process. The professional report provides a complete and unbiased opinion of the conditions of the home.
This narrative inspection report breaks down the home into several components (see below). The report provides a description
of the component (type, size, materials, etc.) and a description of its condition at the time of the inspection. Pictures
may be used in the inspection process also, and added to the report, to help visually illustrate problems, defects and concerns
noted during the inspection process. The pictures often include components of the house that are difficult to access
and not readily visible to the Buyer of the home (i.e. the roof, attic space and crawl space).
Diagrams may also
be included in the report to provide locations of areas of the concerns noted during the inspection process. - Grounds, driveway, walkways, site drainage
- Exterior components- Siding/trim, chimneys, windows, decks
and porches
- Roof, ventilation, flashing,
skylights, gutters and drain systems
- Interior:
walls/ceiling, windows, doors, stairs, fireplaces/stoves, etc.
- Bathrooms
- Kitchen,
appliances, laundry facilities
- Electrical
and plumbing, water heater- mechanical systems
- Heating and air conditioning
- Ventilation
system and moisture-related issues
- Attic
spaces, insulation, ventilation and structure
- Crawl space sub-areas, basements and structural components
- Wood-destroying organisms (wood-decay fungal rot) and wood destroying insects (WDO/WDI), pests/rodents
Common Problems with Houses
- Gutters leaking during raining periods;
leaks at joints and outlets, overflowing gutters from being dirty and clogged
- “Homeowner and Handyman” electrical work in the house; quick fast jobs that were
installed poorly or conversion of outlets/switches and fixtures that are improperly installed
- Wood-soil contact to the exterior wall siding/cladding; landscaping bark added to the house
to sell and make it look more appealing (only to have the inspector advise you to modify it.)
- Plumbing leaks in hidden areas of the home- under sinks, in the crawl space. (No one wants
to go into the crawl space)
- Rodent
issues in the home, located in the attic spaces or crawl space sub-area. This is extremely common in the Puget Sound
area and no houses are immune. This could be a minor issue or a significant problem in some cases and can be very costly
- Pressure washing the roof- excessively; while attempting
to remove the moss, leaves, needles and debris, shingles roofs are being damaged from aggressive pressure washing. Granules
are removed, gouging into the shingles, loosening the shingles (making them prone to wind damage). This will shorten the life
expectancy of the roofing material or destroy it, requiring replacement
